Crawlspaces, Humidity, and Older Homes in Raleigh/Durham


I said in the last article that crawlspace moisture is the single most common thing I find in Triangle homes. Here’s the part I didn’t have room for: why it happens here specifically, and what it actually looks like when I find it.


Why this region is different


Two things stack on top of each other here. The clay soil under most of Wake and Durham counties holds water instead of draining it, so a hard rain sits in the ground around your foundation longer than it would somewhere sandier. And the humidity doesn’t really let up. Summer air in the Piedmont regularly sits at 70 to 90 percent relative humidity for months at a stretch.


A vapor barrier on the ground handles one of those two problems. It stops moisture from evaporating up out of the soil. It does nothing about humid outside air pouring in through open foundation vents, which is exactly how most older crawlspaces here were built. So a house can have a vapor barrier down and still run a wet crawlspace all summer, because the barrier was only ever solving half the problem.


What I actually find


A musty smell when you open the crawlspace access. That’s usually the first sign, before you can see anything.


Dark staining or a fuzzy white or gray growth on the floor joists and subfloor. Healthy framing lumber looks light colored and firm. Once it starts staining or softening, moisture’s been sitting on it a while.


Condensation beaded up on ductwork, water lines, or the underside of the subfloor itself. That’s humid air meeting a cold surface, the same thing that fogs up a glass of ice water, just happening under your house instead of on your kitchen counter.


Sagging floors or doors that have started sticking. Wood loses strength when it stays wet long enough, and a softened floor joist shows up upstairs as a floor that doesn’t feel quite right underfoot.


None of these on their own mean the house is a bad buy. They mean the crawlspace needs a closer look than a flashlight and a quick glance from the access hatch.


Why older homes carry more of this


Newer construction has caught up somewhat, more builders are running encapsulated or semi-conditioned crawlspaces than they used to. Older homes were mostly built to the old standard: vents around the perimeter and bare ground cover, on the assumption that letting the space breathe was enough. That approach made sense on paper and doesn’t hold up against a Piedmont summer. Decades of humid air cycling through an older crawlspace is exactly how you end up with the staining and soft wood I’m describing above.


It’s also not usually one bad decision. It’s normal 1970s-1990s construction practice meeting fifty more years of the same humid summers, compounding a little more every year.


What this means for your report


When I write up moisture in a crawlspace, I’m telling you what condition it’s in on the day I’m there, not diagnosing every possible fix. Full encapsulation and dehumidification are specialized work I don’t perform myself, and I’ll be straight with you about that. What I can tell you is whether what I’m seeing is normal seasonal dampness or something that’s been sitting long enough to actually weaken wood, and that distinction is the one that actually matters for your decision.
