Home Inspection Pricing in Raleigh and the Triangle, NC
Most buyers do not regret paying for a thorough inspection. They regret the one they skipped, or the one that got rushed.
Home inspections start at $399.
Every home is different, so the price should be too.
Your price depends on two things that actually affect how long a proper inspection takes:
Size of the home. More square footage means more systems, more roofline, more time to check everything that matters.
Age of the home. Older homes carry more decades of repairs and upgrades to evaluate carefully. Newer homes move faster, but still get the same full inspection, nothing skipped.
We only take on 2 inspections a day. Occasionally 3, if locations are close together. That is on purpose. A rushed inspector misses things, and the things they miss are exactly the ones that cost you after closing.

Not sure what you need?
Newer home, go Essential.
Want extra confidence, go Enhanced.
Older or unknown history, go Peace of Mind.
New construction? Pre-drywall and 11-month warranty inspections are priced separately based on scope. Once your walls close up, so does your last real chance to check what is behind them. Call or schedule online for a quote before that happens.
A $399 inspection is small next to what it protects.
The whole point is catching the eight thousand dollar roof problem or the failing HVAC before it becomes your problem instead of the sellers. That is the trade you are actually making.
Pricing FAQs
Q
Why isn't there one fixed price for every home?
A
Inspection time scales with the size and age of the property. Pricing reflects the actual work involved, not a guess.
Q
Does a newer home cost less?
A
Usually, yes, though condition and additions can still add time.
Q
Are drone and infrared really free?
A
Yes, on every inspection, weather and FAA conditions permitting. Most inspectors charge extra for both.
Q
Why do you only take 2 to 3 inspections a day?
A
So nothing gets rushed. A thorough inspection takes 3 to 4 hours on an average home, and we are not going to compress that just to fit more jobs in.
Q
Are fees negotiable?
A
Pricing is structured around the time a proper inspection takes. That keeps it fair and consistent for every client.
Q
How do I get an exact quote?
A
Share your address, square footage, and approximate age. We will give you a clear number before you book.
